If you plan to be in your house for a good length of time, say 15 years, and you think you are ready for a new look, or should you sell soon, you may want to explore options to do a whole-home remodeling. It’s
less expensive than buying a new home or tearing down and rebuilding anew.
One of the wisest decisions you can make, however, is to learn if it can be remodeled; not all houses are candidates for remodeling, due to foundation issues or whether the existing footprint is conducive to a large project.
Once that issue is settled, no matter how elaborate the home improvements, they should not only increase your home’s functionality, but its value as well. For your whole-home remodeling in Bay Village, or any community, start with a plan.
If your home feels small and you really want more space, that may involve an addition, or at least a bump-out. And if you have been hoping to add a contemporary look to your home, it’ll take a little more planning.
The average whole-home remodeling project averages $18,711, according to HomeAdvisor.com. This takes into account installing floors, moving walls, improving electrical or plumbing lines, and adding furnishings. Projects can range from $10,579 and $27,000, with some costing over $40,000.
But think of it this way: When the time to sell comes 15 years later, you have a 15-year-old house on the market instead of a 60-year-old house. In addition, you’ve had the benefit of living in a virtually new home those 15 years.
During the planning stages, give extensive thought to everything you want to add or remodel. Do the research and compare the possibilities. Browse through home improvement magazines or websites for ideas.
Determine how much of your home you want to remodel, and how you might have to live around the construction process. If you are renovating your kitchen, what will you do for meals? Should you stay in a hotel for a week? This will give you a better idea of a time frame. You may want to tackle a kitchen project during one year, and a bathroom the next. In between, you could remodel living space with a new style or look. Keep in mind your budget. It’s a good idea to allow for 10-20 percent of your budget for contingencies—you may discover weak or decaying infrastructure that was unforeseen, and you will need to address problems.
Also consider how your modifications will fit into your lifestyle as you grow older. A spiral stairway may look trendy now, but imagine climbing it as you are up in years. A low-rise toilet for toddlers doesn’t translate to one for teens and adults.
Once your plans are finished, it’s time to start with demolition. This includes any work from knocking down a wall to pulling up carpet, removing wallpaper, ripping out existing flooring, or cutting a hole in the roof. Demolition time frames vary but many are done in a day or two. This is a good time to be away from the activity.
Construction follows, which may include framing and new walls, addition of doors or windows, or installation of new flooring.
The next step is to install electrical, plumbing and HVAC improvements. These may be done in conjunction with the construction step, to piece all the components together at the same time. One point to consider at this time is if your home needs rewiring or a new electrical panel that allows for additional lines. Likewise, gas, water and sewer lines may be installed or upgraded to serve kitchen or bathroom projects.
Once the utility lines are in, the walls should be enclosed. Dry wall panels will be hung, taped, mudded and sanded. Paint or wallpaper is next.
Flooring is often done after the walls are completed. If subflooring is needed anywhere, it is usually installed during the construction phase.
For kitchens, cabinet and appliance installation are next: a refrigerator, stove, sinks, tubs, faucets and washer and dryer. If you are keeping your old appliances, they would be reinstalled now.
At last, it’s time for the final touches: drawer pulls, light fixtures, shelving, hooks, hardware, as well as paint and wallpaper touch-ups. It’s also an opportunity to choose and hang artwork, curtains, window treatments and the like. Then, sit back and enjoy your successful project!
